A Bridging loan is a short-term finance product that bridges the gap between the purchase and sale of two properties.

Can be taken out for a fixed period of between 3-24 months with interest incurred on a monthly basis. Loan To Value determines the rate given and normally used for the speed of funds available.

Bridging can also be used for development of a property over a period of time to either sell the property or refinance on to a conventional mortgage.
